Apartment buildings, households and trusted finance
Choose an apartment building or household during setup. Apartment buildings utilize units, contribution shares, committee roles, and common-expense workflows, while households operate with one clear Home cost center. For effective apartment expense tracking, CommonDue maintains a canonical local financial ledger that includes separate building cash, unit receivable, and resident credit accounts. Committee members can publish a charge run from reviewed expenses using ownership shares/mils, equal amounts, or reviewed custom amounts. Once a charge run is published, it freezes the source expenses, allocation method, effective-dated unit profiles, and calculated charges, ensuring that any subsequent ownership or share changes do not alter that period. The building account statement provides a clear overview with an explicit opening cash balance, money in, money out, and a closing cash balance. Residents can easily review the property statement and their unit balance; however, committee authority is required to publish charges, record adjustments, or amend financial records. With our property management software, you can track expenses, due dates, recurring costs, unpaid items, partial payments, overpayment credits, and contribution history, along with complete multi-page PDF exports. These building management solutions simplify the financial oversight of living spaces, enhancing clarity and organization.
Scan receipts and statements, then review every payment
Photograph a receipt or select an image to receive editable expense suggestions, perfect for apartment expense tracking. Scan one or more bank-statement pages to create selectable, editable review rows before local import and reconciliation. Apple on-device text recognition performs the scan. The scanner does not upload images or recognized text to CommonDue, Supabase, OpenAI, or another recognition service. Nothing is saved, matched, or marked paid automatically.
CommonDue, as part of its building management solutions, stores user-entered payment instructions, such as reference text or an IBAN, for easy copying into a separate banking app. Users record and reconcile payments only after they occur outside CommonDue.
In this version, online checkout and payment processing are disabled. CommonDue does not collect card details, does not hold or pool resident funds, verify bank accounts, or connect to banking APIs, Open Banking, or Revolut, making it a secure option within property management software.
Property collaboration with safer hosted messaging
Signed-in members of the same hosted property can utilize hosted group chat channels and private one-to-one threads from the Chat tab. This feature supports Apartment Expense Tracking, allowing members to share private attachments, vote in informal polls, view bounded read states, and receive pinned announcements. Optional audio/video actions open FaceTime; however, CommonDue does not carry or record call media. Chat notifications, which focus on user actions, are opt-in and generic, lacking message text, filenames, poll choices, call addresses, payment data, or raw payloads.
Authored text and attachment metadata undergo a narrow deterministic English/Greek safety screening before being posted. Members can report messages and block or mute other eligible property members, contributing to an effective environment facilitated by Building Management Solutions. Admin moderation enables building admins and managers to hide or delete messages in their hosted property where permitted.
Admins and managers oversee channel creation, posting policy, pins, moderation, and lifecycle management, ensuring an effective use of Property Management Software. Cross-property and non-participant access is strictly rejected. It's important to note that messaging is not designed as an emergency service, legal-notice system, payment channel, or continuously monitored support service.
Encrypted backup, documents, maintenance and Concierge
Eligible hosted-property admins and managers can explicitly create an encrypted cloud backup for property metadata, district/area, and unit-shell information. This backup is user-triggered, preview-first, and secured by a recovery key that CommonDue does not store or recover. It's important to note that this backup does not provide broad or automatic sync; it excludes expenses related to apartment expense tracking, payments, bank data, documents, providers, messages, polls, credentials, device settings, and diagnostics from the initial backup slice.
Committee-authorized users can effectively manage maintenance requests, assets, preventive plans, private notes, service history, shared documents, governance records, amenities, visitors, and packages within their normal role permissions using our building management solutions.
Additionally, the Provider Concierge feature allows users to explicitly submit a bounded non-emergency request and review its status. This service operates on a best-effort basis for intake and status handling. However, CommonDue does not guarantee provider availability, pricing, attendance, quality, response, quotes, or completed work; it also does not automatically assign or book providers, process provider payments, or replace emergency or professional services through its property management software.
CommonDue Pro, metered PRAESI AI and local-first control
Free access includes one local apartment building or household, allowing invited residents to join their hosted property without buying a plan. CommonDue Pro serves as a vital tool for purchasing committee organizers or property managers, offering enhanced building management solutions. This plan unlocks additional organizer-managed properties and the complete organizer toolset while maintaining all standard committee, resident, finance, governance, document, maintenance, and moderation permissions necessary for effective apartment expense tracking.
Apple provides the live monthly or yearly price, billing period, introductory-offer eligibility, and renewal terms prior to purchase. CommonDue leverages StoreKit and does not collect payment card details. When you cancel or let Pro expire, existing properties, statements, documents, or exports remain intact and are not deleted or hidden.
An active CommonDue Pro account grants users 200 metered PRAESI AI credits each subscription month. CommonDue does not offer unlimited AI access. Customer PRAESI AI is available solely for signed-in eligible CommonDue Pro TestFlight accounts, contingent upon explicit disclosure consent and source selection approval. Requests are safeguarded by credits, member/property quotas, input/output limits, an authorized model, and a strict global spending budget. Currently, paid AI credit pack purchases are not available.
The CommonDue Assistant, powered by PRAESI AI, generates cited property answers, cited summaries, and editable committee notice drafts from role-permitted facts. Each result requires user review and separate confirmation before any consequential actions within the property management software. It does not autonomously publish, reconcile, move funds, vote, message, or alter a CommonDue record.
